Our villa, consisting of 4 bedrooms, two living rooms, a huge dining room and a fully equipped kitchen, two bathrooms and a toilet-bidet on the ground floor. There is also a small gym, laundry and dressing room. The huge courtyard of the villa, fenced with a high fence, will provide you with comfort and privacy, and your children – plenty of space for entertainment. The pool area is equipped with sun loungers and an umbrella, there is also a shower in the courtyard near the pool.
On the first level of the villa from the central entrance you will find a large main living room with two seating areas with comfortable sofas and a TV, as well as a dining room with a large dining table. One of the sofas converts into two single beds, which ensures a comfortable sleep for 2 people. The living room has a large air conditioner and a fireplace. After climbing just 6 steps, you are on the interlevel between the first and second floors, where there are two large bedrooms and a bathroom with a bathtub and toilet. Bedroom No. 1 has a large double bed, a wardrobe, a desk with an armchair and air conditioning. This bedroom has a private balcony with a table for early coffee and beautiful flower pots where you can relax in the shade during the hot afternoon.
The second bedroom No. 2 on this level is equipped with semi double beds 1.2 m wide, a wardrobe and air conditioning.
On the second floor is bedroom number 3, this is a large master bedroom with a private bathroom with shower and toilet. This bedroom is equipped with a large double bed, wardrobe and a large desk with an armchair and air conditioning. This bedroom has access to a large upper veranda with a dining table and a sea view. This room can be used as an office for those who need to work and relax, as it is completely isolated on a separate floor of the villa. The third floor of the house is a semi-basement floor which is located one floor below the main living room and the central entrance.
On the semi-basement level of the villa there is a second living room, one bedroom No. 4, which is equipped with a large double bed, wardrobe and air conditioning, and in the living room there is a sofa bed that can be folded out into one double bed. Also on this floor there is a gym, a dressing room, a laundry room, a large fully equipped kitchen-dining room and a toilet with a bidet. From the kitchen there is a separate exit to the courtyard of the villa and to the barbecue area. The dining room also has a large air conditioner.
The house is comfortably furnished and equipped with all the necessary household appliances. There are 6 air conditioners (in each bedroom and in both living rooms), 2 TVs, good Wi-Fi in the house, mosquito nets, hot water all the time, iron and ironing board, washing machine, clothes dryer, vacuum cleaner, 2 hair dryers in each bathroom, dining table in the yard, large wardrobes for clothes, bed linen and towels, as well as towels for the pool.
The kitchen also has all the necessary appliances: electric stove with oven, two refrigerator with freezer, microwave, dishwasher, kettle, Nespresso coffee maker, French coffee maker, multi-mixer, toaster, kitchen utensils and dishes.

The villa is located in a very quiet area of the resort of Lagonisi in Attica, 25 minutes drive from Athens airport and 45 minutes drive from the center of Athens and the Acropolis.
At a distance of 900 m. from the house there is a very beautiful sandy beach of Kitesa. And another 300 m is the famous hotel Grand Resort Lagonissi, which has several organized beaches that you can also visit (entrance to these beaches is paid). 5 minutes drive from the villa you will find two private organized beaches of Lagonisi with beach bars with umbrellas and sun loungers, and 10 minutes drive is the huge sandy beach of the resort of Anavyssos with many beach bars with sun loungers and umbrellas.
The nearest small supermarket is only 700 m from the house. And for larger purchases, we recommend large supermarkets in the city of Anavyssos, 8 minutes drive from the house. You can always order food with delivery to the villa from the nearest restaurants.
For an evening walk, we recommend the central alley of the resort of Lagonisi, 2 km from the house, or the embankment of the port village of Palia Fokea, 10 km from the villa, with numerous cafes, restaurants and cocktail bars.

TERMS OF USE AT HOME:
– The lessee is obliged to properly operate the leased object and equipment, keep the house clean and decent, and also respect the house using energy resources (water and electricity) and do not leave household appliances and cranes on when out of the house.
– The tenant is obliged to live in a rented object to observe the rules of decency, safety and respecting the customs of local residents to observe a quiet hour (from 15.00 to 17.30 and from 23.00 to 07:30 morning).
– The tenant, renting this housing, takes responsibility for the safe use of the pool personally by him and his group members. The landlord is not responsible for any bodily harm to the tenant and his group that is caused by improper use of the pool.
– It is prohibited to organize parties and events without special permission.
In the event of an unplanned party or non-observance of the quiet hour, the owner has the right to ask guests to leave the house and interrupt the rental at any time.
– The lessee is obliged to leave the leased object, hand over it to the lessor with all household appliances and furniture in the initial state, otherwise he is responsible for compensation for the damage caused to him.
– The use of water and wi-fi is included in the rent and is not obligated to additional surcharges, as well as electricity consumption.
BOOKING POLICY AND CANCELLATION POLICY:
– from the moment the tenant receives the link YOUR RESERVATION IS ACCEPTED, the tenant is obliged to make the prepayment amount specified in the request by the date specified in the table “Prepayment Amount” and complete the reservation. During this period, the rental object is in the booking process and is not offered by the agency to other clients. In case of failure to make the prepayment at the agreed time, the agency and the administrator have the right to offer the object to other clients, and after this link YOUR RESERVATION IS ACCEPTED is considered invalid.
– The tenant undertakes to pay the remaining amount of the rent, the amount of the security deposit for the safety of the property and the amount for the final cleaning of the house on the day of his/her move into the rental object.
– The security deposit will be returned to the tenant upon handover of the rental property, unless there are any claims for compensation for damage to the equipment or furniture of the rental property, the tenant or his family members.
– The tenant undertakes to arrive at the rental property in the number of people specified in the booking data in the confirmation voucher. Otherwise, we reserve the right either not to accept additional guests in the house, or to require payment for additional people from him.
– Check-in time – after 16:00, and check-out time – before 11:00.
– pets are allowed only with a special, pre-established permission, and must be indicated in the voucher as an additional paid service
AGENCY’S OBLIGATIONS:
– if the client chooses the prepayment method by bank transfer, the agency undertakes to provide the client with a voucher confirming his booking as soon as the agency receives the prepayment.
– the agency is obliged to organize a meeting of the client in the rented premises at the agreed time and hand over the keys. Or send instructions for contactless arrival at the rented premises.
– the agency undertakes to hand over to the tenant the rental object in excellent condition, clean, with clean and ironed bed linen and towels, with all utilities and equipment of the rental object in working order and in normal condition, as well as sanitary facilities (water supply, sewage).
CANCELLATION POLICY:
In case of cancellation of the reservation by the tenant, the tenant has the right to:
– receive the full amount of the prepayment minus bank losses, if the cancellation occurs earlier than 40 days before the start date of the rental (arrival).
– in case of cancellation of the reservation by the tenant in a period of less than 40 days before the check-in date, the advance payment made for the reservation is not refundable.
– in the event of cancellation of the reservation by the agency due to a natural disaster, war, mobilization, fire, earthquake, etc., the entire prepayment amount is returned to the tenant without any additional fees.
