Villa El Verano is a huge three-storey villa with a private fenced yard, a large swimming pool and a barbecue area for a comfortable stay for a large family or group of friends.

A stunning sea view will open up to your eyes from the huge veranda on the second floor. The 400 sq.m. villa consists of 6 bedrooms, a large living room – dining room, a huge fully equipped kitchen with a large private veranda with a dining table and a view of the garden and the pool area on the first floor, as well as a second kitchen on the ground floor near the barbecue area. There are also three bathrooms and a toilet in the living room, a small gym and a large parking in the yard for 4-5 cars.

The backyard and pool area are enclosed with a fence and a high front garden, which creates coziness and privacy. The pool area is equipped with sun loungers and near the barbecue area there is a huge dining table for 10-12 people for romantic dinners in the yard. The central entrance to the house is on the first floor. One floor below is the ground floor of the house, this is the level of the yard and the pool area, and one floor above is the second floor of the house. On the first floor from the central entrance you will see a huge living room with two sitting areas with comfortable sofas, a TV and two large dining tables. The living room is cooled by two air conditioners. Also on this level is the main large and fully equipped kitchen of the villa and a toilet with a washbasin. On the second floor there are three bedrooms, a large master bedroom No. 1 has a King size double bed and has access to a large veranda with a sitting area with comfortable sofas and a sea view. This bedroom has a private bathroom with a shower and toilet. Bedroom 2 is a children’s bedroom and has two single beds and also has a balcony door leading out to the front veranda overlooking the sea. Bedroom 3 which is also on this floor has a large double bed and a balcony overlooking the garden and pool area. Also in bedroom 3 there is a desk and chair where you can work. Between bedrooms 2 and 3 is the second large bathroom of the house with a bath and toilet. Each of the bedrooms is equipped with air conditioning and has a wardrobe.
On the ground floor of the house, the pool level and the courtyard there are three more bedrooms, a second kitchen, a bathroom with a shower and toilet, as well as a door leading out to the courtyard of the villa and to the barbecue area and the pool. Bedroom #4 on the ground floor is a family room with one double bed and one single bed, bedroom #5 also has a large double bed and a wardrobe, and bedroom #6 is a small bedroom with one single bed for one teenager, this bedroom is also equipped with a small gym with a treadmill and other equipment for morning exercises. This floor is also equipped with 4 air conditioners in each bedroom and in the kitchen.

The house is comfortably furnished and equipped with all the necessary appliances. Area overview:

The villa is located in a very quiet area of ​​the resort of Lagonisi in Attica, 20 minutes drive from Athens airport and 45 minutes drive from the center of Athens and the Acropolis.
At a distance of 2 km from the house there is a very beautiful sandy beach of Kitesa. And 300 m further is the famous hotel Grand Resort Lagonissi which has several organized beaches that you can also visit (entrance to these beaches is paid). Also 10 minutes drive from the house is a huge sandy beach of the resort of Anavyssos with many beach bars with sun loungers and umbrellas.
The nearest small supermarket is only 500 m from the house. And for large purchases we recommend large supermarkets in the city of Anavyssos 8 minutes drive from the house. You can always order food with delivery to the villa from the nearest restaurants.
For an evening walk we recommend the central avenue of the resort of Lagonisi 2 km from the house or the promenade of the port village of Palia Fokea 10 km. from the villa with many cafes, restaurants and cocktail bars.

      TERMS OF USE AT HOME:
      – The lessee is obliged to properly operate the leased object and equipment, keep the house clean and decent, and also respect the house using energy resources (water and electricity) and do not leave household appliances and cranes on when out of the house.
      – The tenant is obliged to live in a rented object to observe the rules of decency, safety and respecting the customs of local residents to observe a quiet hour (from 15.00 to 17.30 and from 23.00 to 07:30  morning).
      – The tenant, renting this housing, takes responsibility for the safe use of the pool personally by him and his group members. The landlord is not responsible for any bodily harm to the tenant and his group that is caused by improper use of the pool.
      – It is prohibited to organize parties and events without special permission.
      In the event of an unplanned party or non-observance of the quiet hour, the owner has the right to ask guests to leave the house and interrupt the rental at any time.
      – The lessee is obliged to leave the leased object, hand over it to the lessor with all household appliances and furniture in the initial state, otherwise he is responsible for compensation for the damage caused to him.
      – The use of water and wi-fi is included in the rent and is not obligated to additional surcharges, as well as electricity consumption.

      Booking conditions

      BOOKING POLICY AND CANCELLATION POLICY:
      – from the moment of receipt by the tenant of the reference YOUR BOOKING IS ACCEPTED, the lessee is obliged to enter the pre-paid sum specified in the request before the indicated date table of the Date of Down Payment Amount and complete its reservation. In this period, the leased object is in the process of booking and is not offered by the agency to other clients. In the event that the prepayment is not paid at the agreed time, the agency and the administrator have the right to offer the facility to other customers and this post YOUR BOOKING IS ACCEPTED, it is considered invalid.
      – The Lessee undertakes to pay the remaining amount of the rent, the amount of the insurance deposit for the preservation of the property and the amount for the final cleaning of the house on the day of his / her arrival in the leased object.
      – The deposit for the preservation of property will be returned to the lessee at the time the leased object is handed over, unless there are any claims for compensation for damage to the equipment or furniture of the leased object, the tenant or members of his family.
      – The Tenant undertakes to arrive at the leased object with the number of persons indicated in the reservation details in the confirmation voucher. Otherwise, we reserve the right to either not receive additional guests in the house, or to demand payment from him for additional persons.
      – Check-in time is after 16:00 and check-out time is before 11:00.
      – the tenant and his group undertake to observe the quiet hours established in Greece from 15:00 – 17:30 and after 23:00
      – the tenant is personally responsible for the use of the pool and other facilities of the villa, since the villa is a private rental property and we do not have a lifeguard at the pool.
      – organization of parties and events in the rented facility is strictly prohibited.
      – pets are allowed only with a special pre-established permit and must be indicated in the voucher as an additional service.
      OBLIGATIONS OF THE AGENCY:
      – in case the client chooses the method of prepayment payment by bank transfer , the agency undertakes to provide the client with a confirmation voucher of his reservation as soon as the advance payment is received by the agency.
      – the agency is obliged to arrange a meeting of the client in the rented facility at the agreed time and handover of the keys. Or send instructions for contactless arrival at the rental property.
      – the agency undertakes to transfer the leased object to the tenant in excellent condition, clean, with clean and ironed bed linen and towels, with all utilities and equipment of the leased object in a state of full and normal operation, as well as sanitary installations (water supply, sewerage).
      CANCELLATION POLICY:
      In case of cancellation of the reservation by the lessee, the lessee has the right to:
      – to receive a full prepayment sum with a deduction of bank losses, if the cancellation takes place earlier than 40 day before the start date of the lease (check in).
      – in case of cancellation of the reservation by the agency due to natural disaster, war, mobilization, fire, earthquake, etc. , the entire amount of the advance payment is returned to the lessee without any additional charges.
