Elite VILLA SUNJOY with a magnificent panoramic sea view, with a private pool and a courtyard equipped with sun loungers by the pool and dining tables under a shady canopy for the comfortable rest of our guests. The villa is located just 300m. from the beach and has a magnificent sea view from both floors of the house from the courtyard and pool area.

The villa with an area of ​​310 sq.m. can accommodate a group of up to 14 guests and has 5 large bedrooms, four bathrooms, a huge living room with a seating area with TV and sofas, a dining area and a fully equipped kitchen. There are two barbecues, a charcoal and a gas barbecue, as well as a covered garage.
The villa is located in an elite settlement of private villas by the sea between the resorts of Sounion and Palaia Fokea, a few minutes drive from many beautiful sandy beaches with beach bars with sun loungers and umbrellas. And also 14 minutes drive from the Temple of Poseidon at Cape Sounion and 7 minutes drive from the resort of Palaia Fokea where you will find many cafes, restaurants and cocktail bars for your evening stroll. Athens Airport is a 40 minute drive from the villa and the center of Athens and the Acropolis are a 60 minute drive.
The price of the villa indicated on the website does not include taxes. Ecological tax is 15 euros per day, and 13% vat.

Villa:

Villa SUNJOY is a very comfortable villa of 310 sq.m and has an ideal layout for a large group of guests. The villa is located on two levels and, in addition to the internal staircase, it also has a separate entrance from the courtyard to each floor. The upper level of the house consists of three bedrooms and a huge front porch with a seating area and amazing sea views. Two of the bedrooms are master bedrooms with en-suite bathrooms each with one large double bed, the third bedroom is a semi-open bedroom which we have equipped in the living room on the top floor and has amazing sea views and direct access to the veranda, also has a large double bed. All three bedrooms have a TV.
The lower level of the house is the level of the courtyard and the pool area, it has two more bedrooms, a bathroom with shower and toilet and a guest toilet. The first downstairs bedroom has one large double bed and one single bed and the second bedroom has two twin beds. There is also a fold out sofa bed in the living room. This makes 13 comfortable beds.
The entire front part of the lower floor is a large living room with large balcony windows overlooking the courtyard and the pool area. The living room has a seating area with comfortable sofas, TV with satellite TV and a music center for relaxing in the hot time of the day. Also on the lower floor is a fully equipped kitchen and a dining table. Laundry where there is a washing machine, household equipment, vacuum cleaner, etc. and a second large refrigerator for the convenience of a large group of guests.

The villa is fully equipped with all necessary household appliances.
There are: 6 air conditioners, very high quality WI-Fi in the house and on the territory of the villa, satellite TV, 5 TV, music center, mosquito nets on all windows and balcony doors, hair dryer in every bathroom. Washing machine, iron, ironing board, vacuum cleaner and a second refrigerator in the laundry room.

Area and Infrastructure Overview:

VILLA SUNJOY is only 300m. from the beach in a complex consisting of elite private villas Aeolos on the Saronic coast of Attica near the famous resorts of Anavyssos, Palia Fokea, Lavrio and Sounion.
The Aeolos complex with a private beach is a small settlement of elite private villas on the very seashore. The beach of the complex with a traditional Greek church on the shore will give you privacy and a relaxing holiday, there is no beach bar, noise and music on the beach. The beach is sand mixed with small pebbles, crystal clear and not deep, ideal for families with children.
If you prefer organized beaches with beach bars, sun loungers and umbrellas, there are a lot of them in the vicinity, the nearest CASTUS beach bar is 1 km away. from the house. We also advise you to visit Anavisso beach with many beach bars 5 km. from the house, St. Nicholas 6 km., Xarakas beach with two beach bars 2 km., an elite beach bar of the GRECOTEL hotel overlooking the Temple of Poseidon 6 km. from the villa. All the beaches mentioned above are sandy and not deep, ideal for families with children.
For an evening stroll, several seafood restaurants are only 2 km away from the house and beach bar CASTUS in the evenings it works as a cocktail bar.
Also for shopping and evening walks we recommend the nearby resort of Anavisso and Palia Fokea 5 km. from the villa or the port town of Lavrio 18km.

In Anavisso and Lavrio you will find large supermarkets, the Jambo children’s world in Lavrio, meat, bakery and vegetable and fish shops, pharmacies, telephone shops, a village market on Thursdays in Lavrio and on Wednesdays in Anavisso. And for an evening walk, there are many traditional taverns with seafood, cafes, restaurants, cocktail bars, etc.
I also want to add that a lot of restaurants from Palia Fokea and Anavisso do food delivery to our villa (ask us for links of restaurants with home delivery).
Also from the port of Lavrio you can arrange a ferry trip to the nearest islands of Kea and Kythnos, or rent a yacht or boat for a small private trip to the nearby islands.

We stayed at the villa for 10 years at the end of July and I can honestly say we needed more time to appreciate this little gem!

The villa ticks all the boxes as it is very well appointed with wonderful decor and very spacious and practical.

I am particular about where we stay and this did leave me with the best memories.

The rooms are large and beds are comfy and all have a bathroom so no fighting who gets what room !

The pool is perfectly situated with optional shade if you needed and an outdoor shower perfect when getting back from the beach.

The kitchen was very well equipped with A big American style fridge that dispensed ice and cold water so no need to buy bottled!

I cook a lot and found everything I needed to make complex meals !

The house have loads of space So we didn’t feel we were at the top o each other.
I loved the top balcony where you can watch the sea view and perfect sunsets.

The location is also very good as it’s close to some really nice coastal beaches and resorts.

We loved Palea Fokia beach with the comfy cabanas and the smaller but excellent water quality Xarakas beach.
But there numerous around if you have a car , too many to mention!

The little coves down the road from the villa are very picturesque and good to swim if you are a strong swimmer but not ideal for kids.
We did go there to watch the sunset and play around the rock pools : view is excellent.

There is plenty to do around also ;
Sounio temple , Lagonissi resort, eating fish at the beach tavernas, and must try the BBQ Village , Kalyvia , taverna xristoforos ; most amazing meat and larger than you can handle portions !

Last but certainly not least is the wonderful managers Oxana and Panagiotis; they are very kind and professional and above all excellent in their communication.
Overall a very good find and high specification holiday home.

We can’t wait to be back, thank you both !

Une villa parfaite pour un grand groupe : nous étions 10 adultes et 2 enfants . Une propreté irréprochable. Des équipements et une literie au top 👍 La piscine et la terrasse sont très agréables , ombragés , avec une superbe vue sur la mer et un coucher de soleil extraordinaire. Oksana est réactive et très arrangeante . Nous reviendrons avec grand plaisir

      TERMS OF USE AT HOME:
      – The lessee is obliged to properly operate the leased object and equipment, keep the house clean and decent, and also respect the house using energy resources (water and electricity) and do not leave household appliances and cranes on when out of the house.
      – The tenant is obliged to live in a rented object to observe the rules of decency, safety and respecting the customs of local residents to observe a quiet hour (from 15.00 to 17.30 and from 23.00 to 07:30  morning).
      – The tenant, renting this housing, takes responsibility for the safe use of the pool personally by him and his group members. The landlord is not responsible for any bodily harm to the tenant and his group that is caused by improper use of the pool.
      – It is prohibited to organize parties and events without special permission.
      In the event of an unplanned party or non-observance of the quiet hour, the owner has the right to ask guests to leave the house and interrupt the rental at any time.
      – The lessee is obliged to leave the leased object, hand over it to the lessor with all household appliances and furniture in the initial state, otherwise he is responsible for compensation for the damage caused to him.
      – The use of water and wi-fi is included in the rent and is not obligated to additional surcharges, as well as electricity consumption.

      Booking conditions

      BOOKING POLICY AND CANCELLATION POLICY:
      – from the moment of receipt by the tenant of the reference YOUR BOOKING IS ACCEPTED, the lessee is obliged to enter the pre-paid sum specified in the request before the indicated date table of the Date of Down Payment Amount and complete its reservation. In this period, the leased object is in the process of booking and is not offered by the agency to other clients. In the event that the prepayment is not paid at the agreed time, the agency and the administrator have the right to offer the facility to other customers and this post YOUR BOOKING IS ACCEPTED, it is considered invalid.
      – The Lessee undertakes to pay the remaining amount of the rent, the amount of the insurance deposit for the preservation of the property and the amount for the final cleaning of the house on the day of his / her arrival in the leased object.
      – The deposit for the preservation of property will be returned to the lessee at the time the leased object is handed over, unless there are any claims for compensation for damage to the equipment or furniture of the leased object, the tenant or members of his family.

      OBLIGATIONS OF THE AGENCY:
      – in case the client chooses the method of prepayment payment by bank transfer , the agency undertakes to provide the client with a confirmation voucher of his reservation as soon as the advance payment is received by the agency.
      – the agency is obliged to arrange a meeting of the client in the rented facility at the agreed time and handover of the keys. Or send instructions for contactless arrival at the rental property.
      – the agency undertakes to transfer the leased object to the tenant in excellent condition, clean, with clean and ironed bed linen and towels, with all utilities and equipment of the leased object in a state of full and normal operation, as well as sanitary installations (water supply, sewerage).
      CANCELLATION POLICY:
      In case of cancellation of the reservation by the lessee, the lessee has the right to:
      – to receive a full prepayment sum with a deduction of bank losses, if the cancellation takes place earlier than 40 day before the start date of the lease (check in).
      – in case of cancellation of the reservation by the agency due to natural disaster, war, mobilization, fire, earthquake, etc. , the entire amount of the advance payment is returned to the lessee without any additional charges.
