New luxury villa of grand size for a comfortable stay of 10 people. The villa is located in the resort of Varkiza, just 500 m from the popular beach of Varkiza with a huge number of beach bars and clubs, as well as 500 m from the center and the tourist promenade with a huge selection of cafes, restaurants and cocktail bars for your evening walk.

The 400 m² villa is spread over three floors and provides all modern amenities for a comfortable stay for our guests. The villa has an elevator, a large private courtyard, a swimming pool with a furnished poolside seating area with sun loungers and umbrellas, a BBQ area with a dining table in the shade of a lemon tree, a view of the sea and the popular Varkiza beach from the upper floors of the house, as well as parking – a garage for two cars. The villa has 5 huge bedrooms, each of which has a balcony door with access to the veranda and a private bathroom or WC.

The price of the villa indicated on the website does not include taxes. Ecological tax is 15 euros per day.

Villa:

Golden Varkiza is a very comfortable villa with an ideal layout for a large group.
The ground floor of the house, connected by large balcony windows to the courtyard and the pool and BBQ area, features: a large living room with a sitting area with comfortable sofas and a TV; a dining room with a dining table; a large, fully equipped kitchen; one bedroom; and a bathroom with a shower and toilet.
Upstairs, on the first floor of the villa, are three large master bedrooms, each with a private bathroom, TV, and a large closet or dressing room. The red and pink bedrooms have a balcony door and access to a large terrace with sea views. The lime-green bedroom has a private balcony with a table for early coffee and views of the garden.
The second floor of the villa is one huge 100 m² hall, which we converted into a large bedroom with a sitting area with a fireplace and TV. This bedroom occupies the entire top floor of the villa and features one double bed, a large veranda with sea views, a private kitchenette with a refrigerator, and a toilet.
The villa is very comfortable and tastefully furnished. All beds are 1.60 cm wide or larger. Every room in the villa, including each bedroom and the living room, is air-conditioned. Two bedrooms and the living room have office desks with chairs, if you need to get some work done during your vacation.
The courtyard, pool area, and barbecue area are surrounded by a high stone fence, creating a cozy and private environment.

The villa is fully equipped with all necessary household appliances.
There are: 6 air conditioners, good WI-Fi in the house and on the territory of the villa, 6 TVs, mosquito nets on all windows and balcony doors, hair dryer in each bathroom. Washing machine, iron, ironing board, vacuum cleaner and mini fridge in the laundry room.
Also fully equipped kitchen: electric stove with oven, refrigerator with freezer, dishwasher, microwave, espresso coffee maker, French coffee maker, kettle, toaster, as well as dishes and everything you need for cooking.

Varkiza is a 24-minute drive from Athens Airport and 40 minutes from the center of Athens and the Acropolis. And also 15-20 minutes drive from the popular youth areas of Athens Glyfada, Vouli and Vouliagmeni.
The popular attraction of our places, Lake Vouliagmeni, is only a 10-minute drive from our villa, and the Temple of Poseidon can be visited along the Athens-Sunion coastal road, approximately 45 minutes drive away.

Our villa can be an ideal place to relax both for a family with children and for young groups of friends. The resort of Varkiza with its huge and one of the most famous beaches of the Athenian Riviera provides a pleasant holiday for everyone.       TERMS OF USE AT HOME:
      – The lessee is obliged to properly operate the leased object and equipment, keep the house clean and decent, and also respect the house using energy resources (water and electricity) and do not leave household appliances and cranes on when out of the house.
      – The tenant is obliged to live in a rented object to observe the rules of decency, safety and respecting the customs of local residents to observe a quiet hour (from 15.00 to 17.30 and from 23.00 to 07:30  morning).
      – The tenant, renting this housing, takes responsibility for the safe use of the pool personally by him and his group members. The landlord is not responsible for any bodily harm to the tenant and his group that is caused by improper use of the pool.
      – It is prohibited to organize parties and events without special permission.
      In the event of an unplanned party or non-observance of the quiet hour, the owner has the right to ask guests to leave the house and interrupt the rental at any time.
      – The lessee is obliged to leave the leased object, hand over it to the lessor with all household appliances and furniture in the initial state, otherwise he is responsible for compensation for the damage caused to him.
      – The use of water and wi-fi is included in the rent and is not obligated to additional surcharges, as well as electricity consumption.

      Booking conditions

      BOOKING POLICY AND CANCELLATION POLICY:
      – from the moment of receipt by the tenant of the reference YOUR BOOKING IS ACCEPTED, the lessee is obliged to enter the pre-paid sum specified in the request before the indicated date table of the Date of Down Payment Amount and complete its reservation. In this period, the leased object is in the process of booking and is not offered by the agency to other clients.       OBLIGATIONS OF THE AGENCY:
      – in case the client chooses the method of prepayment payment by bank transfer , the agency undertakes to provide the client with a confirmation voucher of his reservation as soon as the advance payment is received by the agency.
      – the agency is obliged to arrange a meeting of the client in the rented facility at the agreed time and handover of the keys. Or send instructions for contactless arrival at the rental property.
      – the agency undertakes to transfer the leased object to the tenant in excellent condition, clean, with clean and ironed bed linen and towels, with all utilities and equipment of the leased object in a state of full and normal operation, as well as sanitary installations (water supply, sewerage).
      CANCELLATION POLICY:
      In case of cancellation of the reservation by the lessee, the lessee has the right to:
      – to receive a full prepayment sum with a deduction of bank losses, if the cancellation takes place earlier than 40 day before the start date of the lease (check in).
      – in case of cancellation of the reservation by the agency due to natural disaster, war, mobilization, fire, earthquake, etc. , the entire amount of the advance payment is returned to the lessee without any additional charges.
